Southwind enters the process at the time of conceptual planning, working with the owner to develop an initial scope/program of detailed needs and expectations. We have a track record of successful projects and very satisfied customers using this model. For budgeting and initial space planning, AutoCAD drawings of the floor plan are prepared for owner approval and a budget for the project is established. Once approved the architect and engineer are contracted to become part of the team.

Southwind enters the process after architectural plans are complete. As one of two or more bidders, we work with the architect directly to arrive at the cost of construction. There is usually little owner involvement with the contractor. Project is awarded to lowest responsible bid. Best suited for projects that are not time sensitive or adverse to changes after bidding.
Southwind enters early in the design process and works with the owner to develop the scope and budget for the project. Contractor is paid a fee to manage the job and owner has access to all subcontractor bids. Architect is brought in after initial design phase.
Southwind can create an initial budget for your project from the completed plans. Through “value-engineering” we can reveal different options for reducing the overall cost. There is never an obligation and our goal is to match your expectations with a building or lease space. This is ideal for projects that are initially out of budget.
